About Our Funds

Our national platform is currently investing in four separate and distinct strategies: (1) Value-Add retail real estate, (2) Core, Grocery-anchored shopping centers, (3) Core, Power Centers and (4) LAST HOUR® consumer fulfillment and distribution real estate.

 

Value-Add retail real estate business plans can range from leasing up vacancies to fulsome redevelopments where no less than fifty percent of any given asset value is retail. Core, Grocery-anchored shopping center portfolio investments focus on stable properties anchored by market-leading grocers that produce stable and predictable cash flow and long-term capital appreciation. Core Power Center portfolio investments focus on stable properties occupied by multiple big box and or junior anchor box tenants that produce stable and predictable cash flow and long-term capital appreciation. Our LAST HOUR® logistics investments plan seeks to opportunistically acquire, re-develop, develop, manage and amalgamate networks of Neighborhood Fulfillment Centers (“NFC”) and other LAST HOUR® fulfillment and logistics properties that will be leased to tenants for the purpose of distributing consumer goods to solve the “last mile” delivery dilemma in the retail ecosystem.

 

The various, yet complimentary, investment strategies provide a broad range of touchpoints with diverse counterparties (tenants, lenders, vendors, distributors, etc.) across the real estate ecosystem and enable Sterling to lever its investment and operational platforms for the benefit of our Investment Partners, customers and other stakeholders with whom we do business.

Establishes Sterling Logistics Properties.

Holds the final close of Sterling United Properties II with $267 million of equity commitments.

Surpasses 12 million square feet of retail assets under management.

2020

Holds the first close of Sterling United Properties II (SUP II).

2019

Holds final close of Sterling Value Add Partners III (SVAP III) with $498 million of equity commitments.

The Sterling Organization (TSO) and Sterling Retail Services (SRS) are founded by Brian Kosoy and Greg Moross. Sterling manages more than 2 million square feet of retail assets on behalf of TSO and its partners.
