Vice Presidents

Senior Vice President, Principal Accounting

Mr. Costello serves as the Senior Vice President of Principal Accounting for Sterling Organization and its related companies. In his role, Mr. Costello is focused on the firm’s tax, management company, banking and legacy property investor relations, as well as managing accounting and taxes for the firm’s Managing Principal, Mr. Kosoy.

Prior to joining Sterling more than a decade ago, Mr. Costello worked extensively in the banking industry where he was an Executive Vice President and Controller of a multi-state publicly traded bank holding company in the Mid-Atlantic region. His expertise includes corporate finance, regulatory requirements, implementation of policies and procedures, investor and client relationships, U.S. partnership tax compliance and reporting, and public company accounting and reporting. Mr. Costello graduated cum laude with a B.S. in accounting from the University of Maryland system and is a Certified Public Accountant.

Senior Vice President, Operational Accounting

Mr. Estes serves as Senior Vice President of Operational Accounting for Sterling Organization and its related companies. In his role, Mr. Estes is responsible for the oversight of accounting for each operating property in Sterling’s portfolio of shopping centers, and as such he leads the Property Accounting, Accounts Payable and Accounts Receivable teams. Additionally, Mr. Estes is responsible for creating efficiencies in Sterling’s accounting platform in relation to integration with other departments within the company.

Previously, Mr. Estes was Senior Vice President of Financial Operations at General Growth Properties (NYSE: GGP) in Chicago, a role in which he helped lead the consolidation of individual property accounting into one centralized team and from Excel to an integrated platform, as well as focusing on lease accounting, credit, collections and operating statistics. Prior to GGP, Mr. Estes was Vice President of Financial Operations at Simon Property Group (NYSE: SPG) where he oversaw a staff of 160 people. He joined Simon when the company acquired Debartolo, Inc., and started his career at a predecessor of KPMG. Mr. Estes graduated from the University of Oklahoma with a Business of Accountancy degree and is a Certified Public Accountant.

Senior Vice President, Operations

Mr. Fried serves as Senior Vice President of Operations for Sterling Organization and its related companies. Mr. Fried is responsible for the oversight of the operations and property management activities for Sterling’s shopping center portfolio. As such, Mr. Fried leads a team of property and facilities managers, oversees property-level litigation, real estate tax appeals and property- and corporate-level insurance policies. Additionally, Mr. Fried is integrally involved in the firm’s investor reporting, and works closely with Sterling’s construction department on various development, construction and zoning matters.

Previously, Mr. Fried served as Vice President of Investments for Sterling Organization, a role in which he focused on investment underwriting and portfolio metric modeling. Prior to joining Sterling, Mr. Fried worked for Wells Fargo Securities in its Leveraged Finance Investment Banking Group and in FTI Consulting’s Real Estate Financial Services practice in New York City. Mr. Fried graduated magna cum laude from The George Washington University with a Bachelor of Business Administration and received an MBA with honors from Emory University’s Goizueta Business School with a dual concentration in real estate and finance.

Senior Vice President, Financial Analysis and Reporting

Mr. Marchiony serves as Senior Vice President of Financial Analysis and Reporting for Sterling Organization and its related companies. In his role, Mr. Marchiony is focused on internal and external reporting, analytics and budgeting.

Mr. Marchiony has worked extensively in the real estate sector. Prior to joining Sterling, he was a Director of Financial Reporting at a professional services and advisory firm in Florida that provided customized, knowledge-based services to The Blackstone Group (NYSE: BX) with respect to their hotel investment portfolio. Prior to moving to Florida, Mr. Marchiony was an assistant controller for a real estate developer, owner and operator based in New York City. Mr. Marchiony holds a Bachelors of Science degree in Accounting from Villanova University and is a Certified Public Accountant.

Senior Vice President, Investments (Western U.S.)

Mr. Mendis serves as the firm's Senior Vice President of Investments for the Western United States, sourcing and overseeing all acquisition opportunities in the region. Mr. Mendis is based at Sterling Organization's office in Los Angeles.

Mr. Mendis has 10 years of experience in the acquisition of retail real estate assets throughout the West Coast. He was previously the Director of Acquisitions for Retail Opportunity Investments Corporation (NASDAQ: ROIC), a publicly traded REIT, where he directly oversaw the company’s dramatic growth. As ROIC’s most active director of acquisitions, Mr. Mendis personally sourced, negotiated or closed over $4 billion in retail real estate.

Mr. Mendis holds a Bachelor of Arts degree in History from the University of Michigan - Ann Arbor. As an accomplished student athlete in Michigan’s prestigious wrestling program, he was honored as a two-time Big Ten Scholar Athlete.

 

Senior Vice President, Western U.S.

Mr. Schry serves as Senior Vice President of the Western U.S. region for Sterling Organization and its related entities.  In his role, Mr. Schry assists in sourcing and analyzing acquisition opportunities as well as oversees asset management in the region.  He is based at the firm’s office in Los Angeles.

Most recently with Sterling Organization, Mr. Schry held the title of Vice President, Special Projects in which he worked closely with the company’s President and CEO Brian Kosoy and assisted with any strategic initiatives being pursued by the company.  Such initiatives included but were not limited to projects and presentations essential to Sterling’s growth and assisted to illustrate its past performance, quantifiable results and represented trajectory. 
 
Prior to joining Sterling, Mr. Schry received a B.A. in Finance from the University of Florida.

Vice President, Leasing

Mr. Aguilera serves as Vice President of Leasing for Sterling Organization with the responsibility of overseeing the leasing of assets in the company’s Western U.S. region. He is based at the firm’s office in Los Angeles.

Prior to joining Sterling Organization, Mr. Aguilera was with CIM Group, a Los Angeles-based private equity company primarily focused on value-add real estate investments and developments. He was a Retail Leasing Associate at CIM Group for four years, and managed the lease process to completion for national, regional and local retail tenants in the portfolio. Mr. Aguilera has substantial leasing exposure within the sectors of food and beverage, fashion retail, fitness, soft goods, hospitality and medical uses. Prior to CIM Group, Mr. Aguilera was an analyst with Colliers International as part of a retail investment sales team focused on the Greater Los Angeles markets.

Mr. Aguilera holds a B.S in Business Administration from Pepperdine University.

Vice President, Information Technology

Mr. Batavia serves as Vice President of Information Technology for Sterling Organization and its related companies. In his role, Mr. Batavia is responsible for the design, implementation, and management of all of Sterling’s information technology and communication systems.

Mr. Batavia has almost 20 years of experience in the private and public areas of the information technology industry. Prior to joining Sterling, Mr. Batavia worked as the Senior IT System Administrator for a private company and was responsible for servicing their 15 locations.

Mr. Batavia is a military Veteran and has honorably served our nation with two tours of duty to Iraq during Operation Iraqi Freedom.

Mr. Batavia is pursuing a degree in Bachelor of Applied Sciences in Information Technology Management from Palm Beach State College, as well as holds multiple industry certifications in computer repair, system administration, networking and virtualization technology.

Vice President, Finance

Mr. Ferguson serves as the Vice President, Finance for the Sterling Organization and its related companies.  Mr. Ferguson is primarily responsible for coordinating the financial planning, analysis, cash management and reporting of Sterling's private equity fund assets and portfolio.  His other responsibilities include providing leadership and guidance, investor reporting, banking relationships and government and regulatory compliance.

Prior to joining Sterling Organization, Mr. Ferguson worked for The Woodlark Companies as the Director of Finance, where he was responsible for the coordination and the provision of accurate and timely financial reports for a portfolio of housing properties.  Previously, Mr. Ferguson served in the capacity of Controller for Parmenter Realty Partners, a vertically integrated private REIT, where he was in charge of the financial reporting of a portfolio of four real estate funds.  Prior to that, Mr. Ferguson worked for PS Business Parks, a public REIT headquartered in Glendale, CA, and was in charge of the accounting function of their Miami office.

Mr. Ferguson holds a Masters of Accounting degree from the University of South Florida, a B.S. degree from the Fisher School of Accounting at the University of Florida, and is a licensed C.P.A in the state of Florida.

Vice President, Development and Construction

Mr. Hicks is Vice President of Development and Construction for Sterling Organization and its related companies.  In his role, Mr. Hicks is responsible for portfolio-wide execution from a construction perspective of the companies’ value-add repositioning plans, redevelopments, capital projects, and tenant improvements.  With more than a decade in the commercial real estate field, Mr. Hicks has provided development and construction services for both development and redevelopment teams.

Mr. Hicks previously worked at Ram Realty Services as Development Manager, overseeing retail and multifamily projects.

Mr. Hicks earned a B.S. in Industrial and Systems Engineering from the University of Florida.

Vice President, Leasing

Mr. Jimenez serves as Vice President of Leasing for Sterling Organization. Along with Mr. Vreeland, he is responsible for overseeing the leasing of the company’s Florida assets. Mr. Jimenez has a diverse background of experiences including mortgage banking, commercial real estate acquisitions, and lending.

Prior to joining Sterling, Mr. Jimenez worked for Wachovia Securities within their Real Estate Capital Markets (RECM) Latin America & Caribbean group assisting in the origination of new commercial loans. Prior to Wachovia Securities, Mr. Jimenez served an integral role in all aspects of the acquisitions and financings at Gazit Group USA, a private equity investment group focused on investing in and building a high quality medical office portfolio throughout the southeastern United States. Mr. Jimenez has also spent time in real estate investment banking and was involved in the origination of $2.0 billion in senior loans, mezzanine debt, bridge loans, construction loans, and equity covering all commercial property types.

Mr. Jimenez holds a B.A. in Finance and a M.S. in Real Estate from the Warrington College of Business at the University of Florida.

Vice President, Transaction Management

Mr. Levine serves as Vice President of Transaction Management for Sterling Organization and its related entities. In his role, Mr. Levine assists with managing the acquisition due diligence process for all of the firm’s investments, negotiating purchase and sale agreements, reviewing financial underwriting, and preparing/presenting due diligence findings to the Investment Committee for investment decisions. In addition to acquisition due diligence, Mr. Levine assists with executing asset dispositions for Sterling and its related entities and liaising with brokers in the preparation of property offering memoranda.

Previously, Mr. Levine served as a Senior Analyst of Investments for Sterling Organization, a role in which he focused on investment underwriting, acquisition due diligence, portfolio metric modeling, annual and quarterly investor reporting, and strategic corporate initiatives being pursued by the firm. Prior to joining Sterling, Mr. Levine worked for Ernst & Young in its Financial Services Office (FSO) Advisory group and PricewaterhouseCoopers in its Assurance practice in New York City. Mr. Levine is a Certified Public Accountant in the state of New York. Mr. Levine graduated magna cum laude from Cornell University with a Bachelor of Science in Applied Economics and Management and received a Master of Accounting from University of Michigan’s Ross School of Business.

Vice President, Lease Administration

Ms. Lynch serves as Vice President of Lease Administration for Sterling Organization. Ms. Lynch oversees the firm’s lease administration team, which is responsible for working with Sterling's leasing and legal groups to draft and prepare all of the company's lease and supplemental tenant documentation as well as track the execution of leases in conjunction with the accounting department.

Prior to joining the company, Ms. Lynch worked for 11 years in residential real estate with one of the country's largest landlords, Equity Residential, as a leasing consultant and a regional accountant.

Vice President, Investments (South)

Mr. Milgram serves as Vice President, Investments (South) for Sterling Organization. He is responsible for sourcing and executing acquisitions throughout the region. In addition, Mr. Milgram assists Sterling Organization with strategic corporate initiatives and special projects being pursued by the firm.

Prior to joining Sterling Organization, Mr. Milgram worked as an Associate for The Ackman-Ziff Real Estate Group in New York City. While at Ackman-Ziff, Mr. Milgram participated in the underwriting and execution of over $500 million of closed debt, joint venture equity, and investment sale transactions of office and retail properties. Previously, Mr. Milgram held internship positions with Forest City Ratner, Robert K. Futterman & Associates, and The Shopping Center Group.

Mr. Milgram graduated cum laude from The George Washington University with a B.A. in History and received a Master’s in Real Estate Finance from Georgetown University.

Vice President, Marketing

Ms. Perry serves as Vice President of Marketing for Sterling Organization and its related companies. Ms. Perry's responsibilities include brand management, marketing, and public relations for the firm, its funds and its properties. 

Ms. Perry has over 15 years of marketing, branding, public relations and visual communications experience. Prior to joining Sterling, Ms. Perry served as Marketing Manager at Woolbright Development where she coordinated and produced marketing campaigns for shopping centers throughout Florida. Prior to Woolbright Development, Ms. Perry was President of Shiny Light Studios, a marketing, PR and graphic design consultancy, and was Creative Director of a multi-market home and lifestyle magazine published by Palm Beach Media Group, one of which she also served as Editor.

Ms. Perry holds B.A.'s from Indiana University – Bloomington in Journalism and Political Science.

Vice President, Leasing

Mr. Vreeland serves as Vice President of Leasing for Sterling Organization and has been in the commercial real estate industry for more than two decades. Mr. Vreeland, along with Mr. Jimenez, oversees leasing of the company’s Florida portfolio. Prior to joining Sterling, Mr. Vreeland worked for shopping center development company Newman Commercial, where he was responsible for leasing the company’s assets. Mr. Vreeland was also involved in all aspects of development, including land acquisition, site plan approval, architectural and engineering review, construction management, and property management. Mr. Vreeland is a licensed real estate broker and licensed mortgage broker.

 

Vice President, Operations

Mr. Wolkoff serves as Vice President of Operations for Sterling Organization and its related companies. In his role, Mr. Wolkoff is involved in the oversight of the property management activities for Sterling’s shopping center portfolio. Mr. Wolkoff assists with real estate tax appeals, accounts receivable collections and disputes, budgets, investor reporting, and the overall leadership of the property management team.

Previously, Mr. Wolkoff served as Senior Analyst of Investments, a role in which he focused on the underwriting and due diligence of potential investment opportunities. Prior to joining Sterling Organization, Mr. Wolkoff spent nearly four years at DDR, a publicly traded real estate investment trust. Mr. Wolkoff is a graduate of The Ohio State University's Fisher College of Business having earned a Bachelor of Science in Business Administration while double majoring in Finance and Marketing.
